As many have mentioned, most fix-and-flip loans allow lenders to fund up to 90% of the purchase price and 100% of the rehab costs, but they typically won’t exceed 75% of the ARV.However, If you're not including a rehab budget, lenders often cap the loan at around 70% of the purchase price, which might explain the situation you're encountering.It’s generally more advantageous to include a portion of the rehab budget in the loan.

If the market moves against you, it takes too much capital to fix it.Contrast that to this scenario:  let’s say that the acquisition loan was 60% LTV originally, and after a market drop of 30% the loan is now 85%.

The sellers says it's just college boys and that's to be expected.He's currently getting good rents...as unbelievable as it may seem and if cleaned/fixed up it could make more as well as increase the value of the property.We own several coworking/coliving properties in the US and Mexico, so we are used to hospitality and properties out of state.However, my questions are;Is this a norm for college students, or student housing?
