I am banking on a promotion in the fall, but without it, I fear I may run out of funds.Question:Given my situation, what strategies would you recommend?

For all of the visitors that will continue to come.My current thinking is to look for a resale property(not new but not old) from a seller who is motivated to move their property due to the increasing supply driving down rental prices (buy fear, sell greed - as Warren Buffet says).

I used to have a lot of fear around septic systems.

My fear with that is that they could sue me for their attorneys fees if the court sides with them.I’m thinking now I may just contact the heirs and ask them when they’re going to pay.

Rude and disrespecful or just ametuer and experiencing fear of own failure?

Somehow the property manager faked the deposits because the rent was late to the point of maybe 5 days before the next month every month both sides. 3 weeks after closing one of the tenants became my boss at work which was super awkward because then I couldn’t file late notices for rent to either side because they were related for fear of retaliation.
