I can build cheaper than I could replace but there is a time and stress factor to consider.

The key factor is the amount paid and the nature of the payment, not the payment method.

When analyzing your offer, make sure to factor in operating expenses, rehab costs, and vacancy rates.

At this point I'm not factor in any vacancy because I have more leads on this property than I have rooms.

What Ray predicted seemed to make sense, but unfortunately there were other  factors that  interrupted his predicted scenario. 

The size of your rental operation is one of the factors in this determination.
