I have this idea floating around to build an extension on the property or a separate ADU and finance it myself prior to refinancing, but that might be a bold move this early on in my REI career. 

Once you get everything set up, such as message workflows, guidebooks, pricing engine, etc, the questions and misc are not that time-consuming.The hard part is getting a good cleaning team/person and a reliable handyman.  

Another one of my clients had done extensive review of the FIG opportunity several months ago, and walked away before I met him.

I believe a profit-sharing plan has a trustee and the trustee transacts business on behalf of the plan and by extension on behalf of the plan participants.
