Now there have been some evictions that I feel like a kid on Christmas Eve I am so excited because the tenant has been a total jerk.

BTW I remember seeing a cynical landlord (I believe in Spokane, WA) years ago with a van that had printed on it's side:  "Christmas Eve Evictions Our Specialty". 

I have talked to some zoning and building folks who say yes no problem with modulars "as long as it meets code" but then I read the code carefully and they have carefully crafted it so that modular construction can't meet it.In one case it was the eve overhang required as well as the pitch of the roof.Zoning for townhouses means within City limits which means City building officials.

if your not able to throw a pregnant mother out on the street on Christmas Eve night then don’t be a landlord .
