I’d love to house hack and start with a duplex or larger, but I’m just finding is hard to shop around in our market.

However, the price would include the 7 duplexes, 2500 sqft Single family, and an additional 3.5 acres of vacant land attached, all located less than 1 mile from High Point University.

Then refinance it in 12 -24 months to take cash out and convert to a full time investment.The other property I would find a Duplex or 3-4 unit in or around Crystal River and set it up as a STR. 

I personally despise those wall hung soap dispensers.

I am considering working with a property developer in NJ to buy land, build a duplex/triplex and sell it (6-9 month time horizon).

Focus on finding a good deal first, then how you will finance that particular situation.If you have enough to buy another duplex and house hack it you may be better off just going that route.

Primarily self limiting beliefs.One of my clients just closed on their first commercial deal and they only had one duplex before I started working with them. 

If you can reasonably throw up a new wall and closet, turning a 3 bed into a 4 bed, that is a great place to start, but only if it works for the property and you have at least 2 full bathrooms.  

This may affect value or time required to sell.7) Adding an ADU does not make the property a duplex.
