I see so many people who don't understand what they are bidding on.They don't do the research, they don't drive by to see that the Google st view is not accurate and they put down a bunch of cash on a bad property. 

Raising rents on a monthly basis is likely to drive your tenants away.

It's an agency, and I could invest in ads to drive more business.. in theory the return there would blow the return of rentals out of the park. 

Start to see what makes one more than the other you might have one site looking at quartz counter tops with huge living rooms and the other looking at plastic counter tops,  being able to identify this will help you identify where your property could sit.  

Going thru that now on a 5/3 where we rent rooms.

We complete a final walk-thru 24-hrs before escrow close to confirm the property is vacant.Hope that helps!

I think I would probably talk to an attorney tbh these business purpose non regulated loans do not have rate locks that have to be honored legally.. they can and do change them unilaterally.. borrower accepts counters or declines and loan fails.
