I, and my contractor, are fairly certain the tenants overloaded it, as a glass broke and cut the drain line, then jammed and broke the agitator arm.It had to be replaced.

I always get a kick out of hearing the guy who makes 45K a year and has 2 small kids and a wife talk about how all those "losers" drain our social system with entitlements and then point out that he qualifies as well!

The drains were not clogged when the house was rented out so I would think it is automatically the tenants fault.

You can pay the lowest payment, usually starting around 1%, reason you you would want a product with 1% is because if your renter moves out or leaves you are still able to cover the mortgage payment without draining your personal accounts.

You probably don't want to hear this but....the person uphill has the water right of way...so the only way to check this is to have your lot surveyed to find out what the FF (finished floor) Elevation line is of your lot relative to the property that is draining to your friend's.

We had to put a french drain around the house and rip out the sheetrock and insulation in the basement.

I used drain cleaner every month to solve that problem.I'm not saying that you should not buy property for rental, there's good money in it.

I do not drain my funs as I try to keep at least 2 months of mortgage payments in my account.I have long thought that keeping the properties mortgage was the way to go but have since seen the light and all cash is right.

The cost of a furnace isn't as expensive as I thought.The "maybe" is due to the drain pan running over a few times and causing some rust.
