They tend to focus on the wrong things and the business starts a downhill slide.Alos when you take on a weaker operator it can change the cap rate value of your center and what a buyer is willing to pay in the future for it.

Too many have forced investors who then don't like to take care of the property, maintenance goes downhill and it's a spiral slope.....go look at almost any of the 30-40 year old condos in Richardson or Lake Highlands.Then when you get too many investors, your exit strategy becomes more difficult.   

Used them for ten years and it was a slow downhill ride.

They used to be better - I think its in the last few years they have started to turn downhill.

@Brandton Manshel, Don't forget that in your calculations you won't just have tax on the gain (which might be pretty substantial given that you bought it in 2007 after things started downhill or not so much if you bought it in 2007 before the stampede started).
