Once all their stuff was out, we finally realize the scope of the damage:  carpet totally ruined, cat pee soaked into the sub floor in some places, garage smelled like a lit pack of cigarettes, and it doesn't look like they cleaned anything in the two years they were there.

It may be just as good to  show some photos and perhaps a lit of things that need to be repaired but not give a rehab estimate.

I'm an agent so take this for what it's worth but I'd take a dim view of any buyer trying to talk directly to my seller.
