Even when I run the numbers with a 25% down payment, I am having difficulty seeing anything that would even approach a positive cash flow using rough parameters like the 50% rule, except rarely in a class-D "warzone" neighborhood in which I'd be wary to go for a run even in daytime.

It makes me worry that I would had difficulty finding a good tenant who would pay at medium rent and even worst s/he might not be able to pay or delay payment for months.

I will likely just adjust the offer to cover the $ amount the seller would receive in rent.There are two factors that concern me in the potential difficulty in getting the tenants to vacate the property, 1 is they are paying very cheap rent for the stats of the home and 2 the grow room obviously was constructed with considerable effort which I anticipate may influence them to dig their heels in and potentially squat illegally.
