A more urban market will have more HOA/regimes than a rural market.

With that said, we have to try - so I've sort of pieced together bits and pieces from experienced investors I've met in person, podcasts, books, forums, information I've heard/seen get brought up multiple times, etc. and tailored it to my style/what I believe will lead to success (for me).I've attached a screen shot of what I'm currenlty targeting, but treating it like a diet/workout plan...

Ask around for an attorney who is experienced with condo regimes and HOA/POAs.  

There is a big difference between government employees demanding access to your property and in requiring the owner to hire a private-sector inspector of their choice to demonstrate compliance.The inspection costs will ultimately be passed to the tenants...however the inspection regime is designed.  

At first you will probably be regulated by the state where you reside, but each state has its own investment adviser registration regime.
