It depends. all you talked about was the property but financing is more about the borrower, their experience, their credit, the cash available etc.

I think they used to go up to like 80-85% CLTV depending on credit score.

Leverage / down payment required will depend on if you're a U.S. citizen, Green card holder or if you have another immigration status. 

A great REALTOR will help you gather rental history and the cost to own and show you good sites for pulling rental projections, but you will need to do your own calculations.Everyone's mileage varies.

I’m estimating renovation costs at around $150,000.

I am looking at 1031 possibly or just fixed refi/or use my heloc for the time being on a value add for a building 10-40 units (market dependent on price). 

However, I still struggle to understand the art of estimating rehab costs. 

It costs roughly $100/mo but is well worth the expense.  

And that can cost you time and money.

I don’t have any horror stories but every time I go to run a check the cost has gone up.
