How will I find renters' data to see if others in my area are actually making money or filling spots on their section 8 properties?

You already know those answers lol.You may find this interesting; My broker scraped the CSLB master list & found only 210k(+-) "active" licenses left.

If we had more data, lets say 20-100 people and all say the price is the problem, then yes, I would agree 100%. 

Record lease data using software or spreadsheets, correcting any errors or discrepancies.   

If your credit is good and you can scrape $25K together, you would be better off buying a SF rental.

You might also want to look at recent sales data to see how fast homes are selling and which neighborhoods are on the rise.

I currently work in the restaurant industry and a multi-unit manager so data analysis is in my blood.
