We had one tenant have difficulty paying their April rent - we immediately offered them the option of breaking the lease and waiving the penalties/fees attached with breaking the lease early to avoid any chance that they would just stay in the house essentially "rent free" for any extended period of time; interestingly, after we offered to let them out of their lease, their April payment was made in full - not sure if this was a coincidence or not, but we got the full April rent paid without any threats or negotiating.

Most of the crime in these areas are drug-related, and if you're not perceived as a threat and you treat the dealers with basic decency you're likely safe from violence.

No one knows if that's due to (1) relatively early lockdown (as a former firefighter, our mayor understood the threat early & closed everything earlier than authorities in other jurisdictions); OR (2) the warm, sunny & hot weather, which kills other viruses and is being studied as an impediment to COVID.

I recently sent out a postcard that elicited some very angry responses; people obviously quite upset, 3 threats to sue, profanity, accusations of cowardice etc. 8 of the 11 messages from the mailing were angry.

I don't know why any investor would ever sit down and mentor anybody who could potentially develop into a local threat to the mentor.
