Email lists of buyers in your market isn't a buyer's list, you need to form real relationships with buyers and cultivate those relationships.

If you do go the route of the lender you are better off using small local banks as the ability to cultivate a strong relationship with them is far easier than using a massive commercial bank.

One idea I had was to go to SD-IRA investor meetups and cultivate them myself.

Private Lenders are not found on Craig’s list, or in Facebook groups, rather they are relationships that are cultivated by the Borrower and the Borrower controls the flow of the conversation and the paperwork.
