My clients bought one that was four bedrooms with a den (just needs a closet) and a loft area (which could easily be converted). 

Does this mean that you can convert a single-family property into a duplex? 

I am looking to come in on the 4th though so I can do some scuba diving and site seeing as this will be my 1st time in Cancun.If interested in room hacking and we seem to get off on the right foot, I can look into converting it to a two bed room.I am an IT Manager for the day to day.

Most likely you want to stay away, we've had a few deals with 1 meter and multiple units, the city shut it down and made the owner convert those units or stop using them altogether because electric was one meter.

Join a broker or hire a coach where you can learn how to convert leads.

Yeah, that was my concern is having a VA aimlessly make phone calls and not convert because they aren't asking the right questions.
