Looking for advice on how to get 50k for the initial construction of phase 1.

I was able to get a construction loan to renovate.

I suspect the builder has crappy credit and can't get approved on their own.Also, as a former banker myself, local banks aren't generally interested in financing new construction on this size of project or a builder that doesn't have extensive experience in these type of builds, in my opinion. 

If each unit has their own, I can see them allowing it to be paid with how you phase the construction. 

New construction is also a solid option because everything’s brand new, and you’re less likely to run into issues with maintenance early on.As for research, I’d focus on the local economy and rental demand.

That certificate would show open taxes, water, housing violations, citations, condemnations, receiverships, construction liens and other municipal liens.
