Based on your question, I'm assuming you're looking to flip this property rather than rent it out, is that accurate?

You’d probably end up with a bigger after tax gain if you sold the 2nd property for any amount of money and did that.

I mean, don't get me wrong, we have to comp the property...so if you are looking to REHAB the property and make it something different, then you need a rehab loan first and then refinance after type of thing.
