I am not overly-handy (I never owned tools until I bought a duplex) - so far I've done basic electric (installing an outlet, adding a junction box, putting in receptacles, removing breakers, fixing a 3 way switch -- all things an electrician wouldn't touch -- or would charge a couple hundred bucks to do, cost me about 7 dollars - literally), replaced an exterior door, removed rotten siding and put up new siding along with replacing the plywood behind it, re-built the rotten framing of a garage wall, installed a ceiling fan, and just about a thousand other things along the way.

They have:- kept a ferret without a deposit or approval- just put a hole in the wall- painted all the bedrooms ridiculous colors- Havent oaid their trash bill in over 3 years- replaced all the ceiling fans and did the electrical themselves (without a license)And multiple other things.

I have been told that this can very difficult and costly to do due to opening walls/ceilings.(2) Install a mini split system (outside condenser and wall units) for the second and third floor.

If adding a unit to the basement, the ceiling height for anything from a triplex and bigger is 7'6" which is different than residential ceiling heights in a SFH or duplex which can be 6'4".

If you need anything worked on that's hidden behind walls, floor or ceiling or the roof, it's going to get expensive quite fast.

@Matthew PaulI take my boys to my projects as well. 8 yr old can assemble a ceiling fan in 20 minutes, 9 yr old can paint an entire room and hang blinds.

We got the inspection back today; the issues are as follows: mold beyond the surface mold we originally noticed when checking the house out, wood rot in left side floor, damaged roof joist, poor ventilation in the attic and mold, many of the chimney bricks are loose, standing water in crawlspace--potential mold, leaking shower and toilet leading to damaged floor/ceiling underneath, plumbing material issues, electrical not all properly grounded.

Also, There has been signs of moisture through the home (water staining on the basement floor and upper unit ceiling).
