I didn't owe anything, but I had sold my car to someone who racked up several thousand in parking fines and then promptly disappeared so they tried to flip the charges back on me as I was the only one left with money to collect.I called an attorney who sent them a cease and desist letter along with a warning that they would be liable for substantial damages if they ever contacted me again (and we would sue if they did).

For the most part, if your running real estate somewhate properly, the risk isnt your property causing you to get sued....Think of it as you are hopefully protecting you property from yourself in the event a motorist sues you over a car accident, you dont want them getting access to your real estate assets. 

When you rent a car is gasoline included ?   

My client has video cameras around the property so we are aware when there are many more cars or guests than expected. 

They are never the cheapest, but if you hire the cheapest you get to follow them around and add a job of micromanaging to your list of daily activities.CEO's of multi million dollar companies golf 3 times a week, shop for cars mid day, get suits tailored, hop a jet to fly fish, have perfect haircuts every week, volunteer at a shelter passing out food, get photo ops and make company motivational videos.

My house is a 1,000 sq. ft. 3 bed, 1 bath, with a detached 1-1/2 car garage, partially finished basement with washer & dryer, updated kitchen, and deck off of the rear.

Yes, housing is cheaper but we found groceries were about the same, eating out was roughly the same (although we don't do it too often anyway), car insurance was higher, home insurance was about the same if not higher in MI, and property taxes on my $460k Michigan home were the same as I now pay on my $740k CA home.Overall, if you can make this work I like the idea of it.

I like to look at the inside of their car and see if it is clean or not.

I am very pro EV and electric vehicles, we want the tenants with these cars. 

I have my primary residence single family home paid off in full Zestimate ~$500K, and no other outstanding loans for cars, schools, credit cards, and in good financial position with 2 years of reserves for expenses, etc.
