Hey everyone, I am under contract on an investment condo in Fort Myers and need to buy new kitchen cabinets.

*new roof*interior and exterior paint*new flooring*updated electrical system*opened up doorway between dinning room and living room*all new kitchen (cabinets, stainless steal appliances, granite countertops)*trendy board and batten window shuttersThe top selling points were the beautifully tiled bathrooms and kitchen backsplash.

Some of my properties were insured and after hurricane Irma and a few close calls with tenants threatening to sue, I decided that I needed asset protection and began looking at Anderson advisors and Companies Incorporated for advice and strategies to protect current assets and avoid losing substantial portion of the inherited trust due to a tenant threatening to sue because a cabinet fell on her.  

Some of the larger expenses-Interior/Exterior Paint, Storm shutters for a few of the front large windows, added additional cabinets to one unit,  New refrigerator from Dent/Scratch store after old one died,  Laundry units that tenant pays +$50/mo for etc. 

I plan to paint cabinets, get new fixtures and doors, and replace the old carpet with laminate planks, along with a few other smaller tasks.How do I show these or catagorize these expenses? 

In the meantime, I had a bad experience with a local (Seattle area) custom cabinet maker so I'd love some recommendations on folks who do high quality work, but are reasonably priced and responsive.

What about painting inside and.or out, new flooring, cabinets dont need paint or knobs or new counters?

ie tile goes with the counters and the cabinets. 

And my all-time favorite for the kitchen, if the cabinet boxes are good, have them painted (make sure to seal the paint with a good dewaxed shellac or polyurethane) and fit new door and drawer hardware for buck or two apiece. 

We have a great housekeeper and we keep the supply cabinet well stocked for her to replace consumables and store cleaning supplies.
