Some of my properties were insured and after hurricane Irma and a few close calls with tenants threatening to sue, I decided that I needed asset protection and began looking at Anderson advisors and Companies Incorporated for advice and strategies to protect current assets and avoid losing substantial portion of the inherited trust due to a tenant threatening to sue because a cabinet fell on her.

Some of the larger expenses-Interior/Exterior Paint, Storm shutters for a few of the front large windows, added additional cabinets to one unit, New refrigerator from Dent/Scratch store after old one died, Laundry units that tenant pays +$50/mo for etc.

I plan to paint cabinets, get new fixtures and doors, and replace the old carpet with laminate planks, along with a few other smaller tasks.How do I show these or catagorize these expenses?

What about painting inside and.or out, new flooring, cabinets dont need paint or knobs or new counters?

And my all-time favorite for the kitchen, if the cabinet boxes are good, have them painted (make sure to seal the paint with a good dewaxed shellac or polyurethane) and fit new door and drawer hardware for buck or two apiece.

We have a great housekeeper and we keep the supply cabinet well stocked for her to replace consumables and store cleaning supplies.
