They do not necessarily provide more for the property owners and in many cases they gross less than small, locally-owned boutique management companies.

I am also seeing many smaller boutique funds starting up SFR plays and then packaging and selling to HFs which might explain why some folks think they are gone from the market.

3) Are there tools that the big brokerages have built in-house that the boutique brokerages are lacking?

I had some clients that bought a Boutique Hotel that found themselves in this situation because the owner was living in one of the suites, but we manage to renegotiate and now they've significantly increased NOI by renting out that suite.Financing is going to be DSCR commercial type lending.

Hi Garrett,I'm excited to see more boutique management companies get created.My partner and I began investing in STRs located in Kissimmee & Maui.

A building this size is 'boutique' and wont allow for amenities that the bigger buildings are giving.  

It is a cottage home that is perfect for my boutique therapy practice.

Don't forget to find and contact the boutique multifamily brokers that are specific to a market\submarket. 

I find most boutique builders (Lokal, Toll Brothers, Meritage, Thrive) are using sustainable products in their new builds.

In other words, I don't imagine that Sothebys and other boutique agencies that sell million dollar properties would be a very good fit for what I am looking to do.
