Thanks again for your expert input in the 1-4 unit space (I focus on student rentals that fall into that category), and for the timely response!

Everything is dropped into the right categories and assigned to the right properties because I have it set up this way.

Double bonus if you can rent out enough units or spaces to completely cover your cost of living. 

But there's really no reason you put both in the same category.

Newcomers and tourists worry about them all the time but in 170 years we’ve only had THREE category 3 hurricanes or greater hit Myrtle Beach.  

The bonus of Mexico is the cheap, short, easy flights.

But something just did not add up with those guys ( and they were AZ based and slick as all get out) But to easy to approve me just send 10k for due diligence. only somewhat related but BiggerPockets really needs to acknowledge a new category of lender that falls in the Non-QM space (any mortgage thats not qualifying under the Agency QM rules - including DSCR lenders but also many established non-bank lenders that focus on pretty standard mortgage products that are part of the established Secondary Market and Finance Infastructure).
