If you want to be able to fly out, Calgary or Edmonton are your best bet. 

I would say your best bets is a gym as a tenant amenity or a community room that tenants can rent for family functions, parties, etc. 

I bet that translates into other good practices, like fast response times when people reach out to you.

I bet no more than 5% of the population is in high fire risk areas.  

Though I know it's possible for rent and prices to go down, I'm willing to bet this city is here to stay. 

I don't know enough to bet on a particular block when looking at deals, so if that is the situation I may need to look elsewhere.

Some HOAs are more lenient, but it is subject to change anytime.
