You could literally be have exponential returns. 

So your collecting 50 % of late fee extra every month.. so that's an additional $50.00 income.Choose your poison.. you either renew and put up with tenant that will pay the late fee for an additional term as they are now.Or, if you decide not to do that you will be having a unit that will be vacant in 2 months and will incur turn costs and vacant fees and rate to PM for finding new tenant..

Plus tenants always behave better when the landlord is around.

I had some people like that whom I knew would be awful because of how they behaved at the showing.

Sounds like they have pretty solid ground to do this - the realtor behaved unethically.
