We just built a spec house on a lot that we bought for $175k (which included permits, utilities were at the property as there had been a home there that had burned down) We built a 2350 sq. ft. house and sold if for $675,000.

Great points made above....Here is some better advice as to my last suggestion of just pouring the floor...LOLGet that sub that has more experience with the city and incorporate him as your lead contractor to deal with the city as you go along, pay him a bit more to act as the GC in areas of running the job per the plans and specs, with you having final authority.

Right now I am in the process of getting the 2 lots and the house surveyed and then have the planning board ok the building of the new houses based on the specs of the lots.

One would think the developer/contractor used in a higher end project would have used rhe proper fill and compacted to spec.
