If you are removing drywall in the shower/bath tub area a permit is required.

For example, the tiles, toilet, and bath tub are a puke green and funky pink.

There were a couple of things I looked over on the inspection report like a slow draining bath tub that ended up being a $250 plumbing bill for me.

Have you found it difficult to rent a house that only has a A shower versus a house that has a bath tub shower combo?

labor cost only.  ... tiled floor, replace vanity , sink, bath tub, shower, titled bath wall.  

That works great for a lot of things...AC registers, light switches and outlet covers, towel bars, shower curtain rods, soap dishes, exhaust hoods above the range, the range itself, fridges, windows..heck I even refinish showers and bath tubs with appliance epoxy spray paint...love it...
