I think "Don't fight the Fed" is in play for 2023 and that we are just now getting back around 20th century norms...inflation gave them both a reason and an excuse to shoot back up to what they consider closer to equilibrium and jobs reports are still strong.

.- not buy in a seasonal market, or if i do, ONLY expect to generate $$ in the peak season when i run my numbers- buy something with very low overhead (not an expensive SFH)- make sure it cashflows as a LTR (have a backup plan)- do a more creative stay (glamping, redone vintage camper, etc)

But carrying on like I said I would have about 10-20k depending on closing costs in reserves and have another bank account with back up back up but I really do not want to touch that, with that being still said I am not adding to capex, maintenance, or vacancy every month even though I probably should.
