I routinely hear borrowers tell me that it is their line of credit and they will do what they want with it and I simply tell them this is a commercial loan, these are the terms and I am asserting our rights according to the loan agreement.

A "successful" flip is subjective -- beauty is in the eye of the beholder -- I would assert that any business endeavor is successful when you exceed 20% cash-on-cash return. 10% would be adequate. 5% would mean you barely scraped by.
