@Robert Herrera - With all due respect, I must take exception with two of your assertions.

Using debt to purchase income producing asserts is a sound strategy especially if you can build equity or force appreciation to quickly pay off the loan. 

A ridiculous assertion that exists only because the BRRR concept is so sensationalized. 

I routinely hear borrowers tell me that it is their line of credit and they will do what they want with it and I simply tell them this is a commercial loan, these are the terms and I am asserting our rights according to the loan agreement.  

A "successful" flip is subjective -- beauty is in the eye of the beholder -- I would assert that any business endeavor is successful when you exceed 20% cash-on-cash return. 10% would be adequate. 5% would mean you barely scraped by.

Anyway, the assertion that Israel is occupying land "once owned by the Palestinians" is as laughable as Scandanavia claiming ownership of Nova Scotia as land "once owned by the Vikings".

Without a doubt, I look for assertiveness.
