Sure, you can get a conditional approval very easily, but satisfying all the conditions the lender and/or investor has required often can be difficult if not impossible.

Hi Matt, From what I can understand the process can take between 8-10 weeks for approval and is only needed if you will be renting the property for more than 90 days a year. 

To start, get pre-approved for a loan, search for multi-family homes, plan commute, consider property taxes, leverage healthcare income, and build a local network.Good luck!

They typically want earnest money as well as pre approval or proof of funds.I've heard of people leaving money on deposit with the agent.

I reached out to them and became pre-approved for a certain amount.

I work with a great lender team that can get you an initial ‘Pre Approval’ or letter of intent. 

I started calling other mobile home parks nearby, to get an idea of comparables.

When you select the next tenant I would certainly ensure that you have your eyes on the applications that are coming in, and ask that you are involved in the decision making process. 3x income, clean credit and background checks should be a minimum for approval, even if it takes a month or so to find someone.
