They should have local options with teams they approve of. 

And never being “at risk” is it even sufficient to legally bind a seller?  

I just got an update from my client that the CPA approved what we did.

Seems like the township did not deemed the property a legal for unit property.

You could easily niche into that via even just the legal realm and would probably never have to step outside of it.

The DSCR program "Must use the lesser of the two either common rent from the appraiser 1007 rent schedule form on the appraisal or the lease".You also have to factor in the taxes and insurance because a guesstimate or ball park can kill the approval. 

- is it legal to rent by the room in your area?

The tenants in the 3 bedroom rental aren't in a protected class but I do not want to get in any kind of legal bind.
