Property is in okay condition but has some leaking pipes in basement and needs  a water line for the 2nd unit to have better water pressure.

The basics of course, but there is an air fryer, crockpot, 2 level steamer, wok, electric griddle, and the list goes on.

You certainly won't say I paid to thin air.

If your buying a building that’s $500k, you need to be getting at least $5k a month if not more or it’s not worth looking at in my opinion unless there is some other revenue source (ability to add bedrooms or units, air bnb) or you can increase rents substantially.

I don’t know about Ohio but here in California a property must have a heater to be habitable, however air conditioning is entirely optional.  

Less transparency will put upward pressure on commissions.

However, there's no AC and heat there and I have already purchased min splits air conditioners and an electrician has also laid the lines for me.

Otherwise, you lose all pressure and accountability of the tenant.
