If they do not understand the market, regardless of the purchase price, you'll hard pressed to find a non-local lender to fund the deal unless they are Fannie / Freddie sponsored.

You can't get sued for having an opinion, but you can accidentally defame someone or at a minimum, get accused of defamation.I realize you live in a small town, but in many ways, it's best to just let it go and move on, which is what it looks like you've done.Congrats on getting it resolved.

If you got the permission, and then didn't give the tenant "reasonable time" to pay back the security deposit you would be hard pressed to find a judge that would order an eviction.
