In the meantime, you could find/create a playgroup that has parents interested in doing a co-op type of thing--social time for parents, and then an hour or two of escape time for the adults, while one parent watches the kids.

If no, could I just have a co-signer that has employment?

This would be with a partner so I have a co-borrower.

A loan option with a co-signer is my best bet for investing in property as soon as possible. 

However, I was talking to a co-worker about my new venture into the REI world and he told me he has a house in North Omaha NE that he is currently under mortgage for it and renting out now to pay for the mortgage.
