I look for evidence of tenancy, such as receiving mail at the property, vehicles parked nearby (day & night), visitor present when the tenant is not, personal items kept at the residence like a lot of clothing and toiletries, etc.

When removing one person, you do need to be sure the remaining Tenant(s) still meets your income requirements.You should also have a clause in your Rental Agreement limiting "visitors" to two weeks, with specified penalty for exceeding without prior written authority.You should always have all adult occupants named on the Rental Agreement, no exceptions.
