Both are almost set in stone.

I've actually had an investor give two of the properties back to me after religiously making his payments for 3 years on time but got a set of bad tenants and could not maintain the rentals.

To set the stage, I'm owner of a short-term rental property in the Poconos in PA and we use a property management company for bookings, maintenance/cleaning, guest management, etc.This past weekend we had a guest booking but when the guests arrived Friday evening the house had no running water, though it had been running fine earlier in the day when the Property manager (PM) was at the house to give a final check and leave the welcome packet.

Our target towns are not in the urban centers but more suburban towns with good schools are moderately priced homes for families.

I wonder if the change of density could off-set cost of underground enough to make it make sense.... 

I'm not underestimating the work and unique set of challenges that come with it by any means.

Make sure you have a bulletproof lease, treat the tenant fair but set expectations early on.
