I will be following your posts my friend and will keep you updated on how things work out.with me and my plan which seems to be very close to your ethic.I have to balance out what is over kill versus what is good business senseI believe like you that if you want better do better.perhaps I will get better tenants and perhaps I will get them first.like you said it sounds good on paper I am too new at this to be able to make any real claims just yet

Its probably overkill to get a real estate license when I don't plan on being an actual agent, but my rationale is that getting a license will only help me to succeed in real estate investing.

The intervals would look something like this:- Initial Mailing - Day 1- Second Mailing - 30 days after initial- Third Mailing - 45 days after second mailing- Fourth Mailing - 60 days after third mailing- Fifth Mailing and On - 90 days afterBut after reading this thread, it seems that would be overkill and a potential waste of time/funds.

We don't allocate a specific percentage to repairs and CAPEX - just make sure that we have an adequate amount of liquidity at all times.In the future, when there are more properties, we will break things out more, but at this stage of the game (2 properties, 3 units total) it seems like overkill.
