Hi Kyle,What I tell my friends and clients who are looking to house hack in MA is you should have about $50K in the bank. $25K for the downpayment and $25K for reserves/closing costs.

The proximity to MA is a benefit.Manchester strong rents, but getting into the market can be tough, as multis are priced accordingly.West Hartford if you're in this town you're probably banking on appreciation, not cashflow.Glastonbury Strong rents, but expensive.

Depends on the lender, if the appraisal is by MAI-cert and < 3-6 months old, they'll take it.  

@James MaI used a zero down payment VA Lon initially which therefore did roll the down payment into the loan three years ago.

Also, dont forget to factor in resale costs such as Real Estate agent fees, sales tax (example MA is $4.56 for ever $1,000 it was sold for), and lawyer fees.

If investing was easy than I think we would all be retired living in the tropics sipping Mai Tais.

I've already used an FHA loan in 2015 for a duplex in MA (I split that property with a partner but now am selling it)It's been a while since I've looked into loans and downpayment options and things like that.
