Think about your taxes on Form 1065, specifically how your K-1s will look in the future.

Often times scammer prey on people with limited money, marginal credit, etc. as they know they can sell them systems for a few K or take a small upfront fee and those people typically do not have the resources to fight it. ( The expense needed to possibly recover often exceeds what they lost). 

@Mike K. that's the start rate, also called a teaser rate.

10 k is good.Some people have done it without anything.Find the property and financing.Go from there.Just make sure you can get a decent profit.

I echo what @Jon K. said... if you're still interested after doing some additional due diligence, try starting with 1-3 as opposed to jumping into 10.
