Personally, Integrity, Track record, Conservative culture, and Interests alignment are key when selecting a firm to invest with.You NEED to feel great about investing with a certain company, you need to feel that you can actually trust them and sleep well at night knowing that not only do you believe in the product you invested in, but the people behind it.

I ran into this problem once where the contract is $50K below appraisal, and they'll only consider the contract value.The way it turned out, I got a lot less from the bank than expected, but in the long run, it did me some good as my cash flow was better because of the lower mortgage.

I ran a calculator and numbers are shown below, it so far check marks most of the items I am looking for in regards to property appreciation potential, location, strong rental numbers, school, crime, and other small checklist.

As a millennial myself, I can relate to this trend as I have seen more and more of my peers move to cities for both the culture and job opportunities.

To use the results to convey to both our bankers and potential Private Passive Investors that we would be good to partner with - We have superior properties, management, and overall company culture to stand out in the rental property space. 

So I ran into a situation.
