This prevents things like "the LL said my security deposit would be applied to my last months rent (no your SD is for damages and will be refunded AFTER the last months rent is paid and any repairs are deducted), "the W/D,fridge, stove... are mine not the previous LL's", "I signed for $500/mo rent but the LL said I only had to pay $400 as long as I mow the grass and do the snow removal" ect2) Now you need to know if the LL might have placed higher than market tenants using some sort of a teaser "no SD required" or " free first months rent (but higher than market rent for the remaining lease term)".

There may have been no need to go through probating the estate, if the property was jointly owned (both the man and ex-wife having their names on the deed); in many places, there is the notion of joint ownership with rights of survivorship, so that the passing of the one co-owner leaves the property to the remaining co-owner(s).Now, the possibility that the ex-wife put other names on the deed complicates matters - they now have ownership interest.

Here in Arizona they're everywhere, in Phoenix we have people we know as "snow birds" they come down here to escape the winter weather from Canada and all over the country, they usually ether own a home here or are looking to rent.In northern Arizona we have cooler weather, sceanic mountain views, and quite simply it's just beautiful.

Here are the logistics of the property. 4plex3 2bed 1 bath - $4751 1bed 1 bath - $400Coin Laundry - $75Monthly Gross = $1900(one unit currently empty, two tenants long term older people)Expenses (that they gave me) Insurance = $1891 (2013)Prop Tax = $1684 (2013)Snow/Lawn= $1220 (2012/13)Garbage = $700 (2012)Utilities = $1550 (2012)Heat = $2000 (2012)Total Expenses = $9045 ($753.75/monthly)Cost $125,000.Needs new siding (not going to repaint it), and paint windows.
