You would think with a fixed rate loan the COC would improve over time but the other expenses are so large that the COC stays about the same year 2 to year 5.

You could make exterior improvements while it is rented.  

@Megan Mason recommend you watch some of the videos from @James Wise youtube channel on S8 evictions.We've been dealing with S8 tenants for over 20 years and they are NOT a cure-all for rent collection challenges.Since rents in Class A & B areas exceed S8 limits, most of your S8 rentals are going to be in Class C/D areas. 

I didn't know he offered any type of course, but given his books and YouTube presence, doesn't surprise me.  

So much so that when we do come across that all-to-rare exception of a person who's grinding at improving there life, to elevate, it's notice, it's a shocker, and we go the extra mile to really help them if and where we can. 

Hi Guys hope your having a wonderful day im looking to Work for someone willing to teach i know alot already but You tube dont mean Squat i need hands on Experience with someone with Wisdom in this industry that can help me get my feet wet in a controlled environment and i think working for people that are already doing big things in real estate will help more than just going on your own Iron sharpens iron.
