I feel the seed money can be better used in property investment than traditional stock investing.

People may have seen an infomercial, or read a book, which planted the seed in their head about REI.  

Hard money lenders are always going to insist that you have some "skin in the game" so you'll need to have some seed money of your own to put towards a rehab deal.  

I'm just trying to plant some seeds so you start off on the right foot.

This will force you to consider financing costs and allow you to scale up once you have all your seed money tied up in real estate.

@Slimen Rouri, if you are looking for seed capital, you will most likely raise it from "Friends & Family" (and fools) or Angel investors.If you haven't already done so, I would suggest reviewing info on the Angel Capital Association's website - http://www.angelcapitalassociation.org/faqs/And yes, an idea is not worth much until it is vetted in the market.
