Because you have no tax basis in the unrealized gain (i.e. the appreciation), it should not be on the tax basis balance sheet.If you want the balance sheet to reflect FMV and be close to GAAP, as @Carl Fischer is getting at:Debit Building adjustment account      50,000    (asset)Credit Unrealized gain/loss                    50,000    (revenue)

As @Carl Fischer pointed out, if held outside of a retirement account will be subject to capital gains tax and rates depend on the holding period.
