I am a new investor in Maryland as well, just closed on a property in Prince George’s county (bowie), and looking at Baltimore for my next purchase.

(Pace Morby is an excellent resource to learn about these techniques)As far as areas in Va, Prince William, Stafford and Fredericksburg are considered the more affordable areas.

We have an opportunity to buy a home off-market in the Prince George's County MD area.

But we are not here for location and we have little ones that can start school and there is no way I'm going to let them go to Prince George's County schools! 

Stay East of Prince, and North of 21st and you're in pretty good areas.

They all direct the reader to believe Civvl is a Brute Squad for hire to come and Fresh Prince your poor, innocent tenants and all the stuff out onto the street.I have never had to evict, but I don't think it usually involves a posse to forcibly remove the tenant.

I'm just an owner occupied duplex owner in a high COL area looking to expand, but $1m per year in income seems like a princely sum from where I'm standing, and I would think if I had that kind of income I would have no idea how to spend it, but I guess I'll try to get to that number then see how I feel about it!
