I would be all in for $60-65k and I could bid $75k at auction and if it goes for that or more all the monies come to me and I make a quick buck (delta between sell price and the $65k I am in it for).

While we realize 1031 exchange requires the property to be of greater value (selling price + $1) we don't mind paying a small amount of tax on any "boot" representing the delta between a hypothetical $1.2mm deal and the selling price to avoid overextending our debt position heading into a potential downcycle.
