Touch up work would include: - light painting- sliding door repair- wall / crown molding touch up - some other light touch ups.- some electrical work Ideally someone you have worked with on one of your properties.

We invest in rural Indiana right now between Crown Point and Lafayette.

Since I was painting the baseboards, walls, crown molding, and ceiling all the same color, why not use flat ceiling paint?

Installed new floors, remodeled the kitchen and the other 3 bathrooms, new floor base and crown molding, replaced all the doors and hardware, installed new a/c units , repaired the electrical wiring added new installation, painted inside and outside, removed all the debri and trimmed all the trees , installed new window blinds , added new flooring to the bathrooms and had a great !

Unlike Fannie/Freddie programs, HUD also doesn't have any easy supplemental loan process to do an equity take-out, so if you're trying to realize the appreciated value of an asset soon after the initial HUD closing, there's no way to do that.In my experience HUD 223(f) is best for the legacy holds (as mentioned above), estate planning, "crown jewels", etc where you have a pretty good idea that you're not going to sell for at least 10 years or later.For shorter term investment strategies, I wouldn't recommend it.
