This notion that "The CDC\Executives now create laws and if you don't follow them, police will come and throw you in jail" is pretty much a joke.

I had this notion I needed a lot of money to get started but I realized that the longer I wait the longer it will take.

What doesn't make sense is the notion of "in a market like Miami".....Miami is not immune to fluctuations.

I will second Kama's notion about doing a refi, since you have comps to prove your higher value, then your investment return on this building will be infinity and use the tax free money to pyramid up to another property.

Realtors and the public have a preceived notion that if a government loan is to be originated that they should seek a direct lender as they don't need to send the loan package off for approval, which, in reality takes about 3 days, no big deal especially if the borrower is getting a better deal.
