That said, if you are working for a company that does not allow real estate in their 401(k) setup (most dont allow) then I can see where you might look at where is best to put my hard earned dollars.

I know this is an old thread.I'd like to get a more recent opinion of these apps.I think the DFD options is very interesting.What we want to do is endorse one of these for our Real Estate Club in Greenville, SC and have a contest for our members to see who can find the most deals with the software.Maybe try and get a rep from the company we choose to come and speak at one of our in person meeting and also negotiate a longer trial window if possible for our members.

I imagine there is not much of a relationship with the turnkey service after the sale and I would deal with the PM and Loan company directly. 

One of the turn key companies that I found through bigger pockets doesn't have properties available in the areas that this new company I working with could potentially set me up for.

I a new investor  who self-manages my property and need some advice.Currently, when there are plumbing issues, I have a plumbing company come to the house and I have to meet them there.

Interesting idea, but I suspect that would create more problems than it is worth.Most of the leverage you have with a NNN lease is that you are working with a company, presumably one that makes money. 

If you ever decide you want a more passive approach, there are turnkey companies out there that handle everything for you.
